Analyst Viewpoint:

Gypsum-based products have become the default way to finish interior walls and ceilings in many markets, because they are light, fast to install and fire resistant. The market has an unusual supply chain: demand comes from builders and housing programs, while a large part of the raw material comes from coal-fired power plants. The main uncertainty is therefore on the supply side. As coal-fired generation declines, the synthetic gypsum, mostly from flue gas desulfurization, that supplies about a third of US gypsum has stopped growing, and producers will need more mined gypsum and recycled board. Quality is a second challenge, since purity, moisture and setting time differ between natural and synthetic gypsum and between plants, and plaster, putty and board all depend on consistent calcination. At the same time, housing programs in emerging markets, wider acceptance of dry-wall systems, and boards made from recycled gypsum are widening where and how gypsum products can be used. Producers that secure long-term gypsum supply, build recycling loops near cities and give builders trained installers and system support are likely to hold the stronger position. To realize the full techno-commercial potential of gypsum-based products, close collaboration between board and plaster makers, power utilities, recyclers, builders and housing authorities will be essential.

Gypsum-based Products Market Overview:

Gypsum-based products are building materials made from gypsum, a calcium sulfate mineral. Gypsum is heated to form a dry powder known as plaster of Paris, which sets into a hard solid when mixed with water. The group includes plaster, wall putty, plaster of Paris (POP) for ceilings and decorative work, rapid wall systems, and gypsum panels, also called plasterboard or drywall, which are used to build and finish interior walls, ceilings and partitions. In the United States, gypsum board is covered by ASTM C1396, and in Europe by EN 520. The raw material is either natural gypsum, which is mined, or synthetic gypsum, which is mostly a by-product of flue gas desulfurization at coal-fired power plants.

By product type, wall putty leads with an 45% share in 2025, followed by plaster. By raw material, natural gypsum leads with a 67.8% share, followed by synthetic gypsum. By end-use, residential leads with a 64.3% share, followed by non-residential. By region, Asia Pacific leads with a 47.4% share, followed by North America with 27.1%, Europe with 19.3%, Middle East & Africa with 2% and Latin America with 4.2%.

The main trend in this market is the move toward lighter, fire-rated and recycled-content gypsum systems, supported by housing programs and by producers’ efforts to replace falling synthetic gypsum supply with recycled board.
DriversRising Housing and Commercial Construction and Wider Use of Dry-Wall Systems
Circular-Economy Policies and Recycled Gypsum Replacing Declining Synthetic Supply

Rising Housing and Commercial Construction and Wider Use of Dry-Wall Systems

Gypsum-based products follow construction activity closely, because plaster, putty and plasterboard go into almost every interior wall and ceiling. The US Geological Survey reports that a typical new American home contains more than 7 metric tons of gypsum, and that US wallboard sales were about 26 billion square feet in 2025, against production capacity of about 34 billion square feet a year. It also notes that increased use of wallboard in Asia, together with new gypsum product plants, has spurred higher production in that region. In Europe, Eurogypsum reports that the gypsum industry has an annual turnover of over 7.7 billion euros and that more than one million professionals install plasterboard.

Government housing programs are the largest source of new demand in emerging markets. India’s Ministry of Housing and Urban Affairs launched PMAY-Urban 2.0 on 1 September 2024 to support 1 crore additional urban families. The Press Information Bureau reported in March 2025 that 118.64 lakh houses had been sanctioned under PMAY-Urban since 2015, with about 92 lakh already delivered, and the Ministry reported that over 13.6 lakh houses had been sanctioned under PMAY-Urban 2.0 by February 2026. According to our projection, Asia Pacific will raise its share of the market to around 52% by 2036 as such programs and urban construction move builders toward faster, lighter dry-wall and plaster systems.

These programs, together with steady demand for homes, offices, hospitals and schools, give producers a visible pipeline of plaster, putty and board sales across regions.

Circular-Economy Policies and Recycled Gypsum Replacing Declining Synthetic Supply

Eurogypsum notes that gypsum is fully recyclable because it keeps its properties during use, and the industry is using this to secure raw material as synthetic supply stops growing. The US Geological Survey reports that synthetic gypsum, mostly from flue gas desulfurization at coal-fired power plants, made up roughly 35% of total US gypsum supply in 2024, but that its consumption has stayed almost flat after more than 20 years of strong growth because coal-fired generation is declining. USGS also reports that about 700,000 tons of gypsum scrap from wallboard manufacturing is reused each year to make new wallboard.

Regulation and industry commitments are speeding this up. The EU Waste Framework Directive (2008/98/EC) sets a target of at least 70% by weight for recovery of non-hazardous construction and demolition waste, which supports plasterboard take-back and recycling. Etex reports that it increased its use of recycled gypsum by 34% between 2018 and 2024, with some plants above 35% recycled gypsum, and in April 2025 it announced its first standard plasterboard made from 100% recycled gypsum. Saint-Gobain launched Gyproc SoundBloc Infinaé 100 in the United Kingdom in January 2025, which it describes as among the world’s first plasterboards made entirely from recycled gypsum.

Because supply data are published by government and industry bodies, producers can plan sourcing around known volumes, which supports investment in recycling lines, natural gypsum supply and plants near demand centers.

Gypsum-based Products Regional Market Outlook:

Asia Pacific is the largest market, with a 47.4% share, demand is supported by India’s PMAY-Urban housing programs, urban construction in China and Southeast Asia, wallboard use and new gypsum product plants that USGS says are lifting production in the region, and producers such as China National Building Material, Yoshino Gypsum, Saint-Gobain and Knauf.

North America holds a 27.1% share. Demand is supported by a large domestic gypsum base, with about 20 million tons of crude gypsum produced and about 44 million tons consumed in the United States in 2025, mainly in wallboard, plaster, cement and agriculture, and by producers such as National Gypsum, Knauf (USG), Georgia-Pacific, Eagle Materials, Saint-Gobain and PABCO.

Europe holds a 19.3% share and demand is supported by renovation activity, recycling rules and a gypsum industry that operates 154 quarries and 160 factories and directly employs about 28,000 people, with producers such as Saint-Gobain, Knauf and Etex, whose Bristol plasterboard plant opened in March 2025.

Middle East & Africa holds a 2% share and Latin America holds a 4.2% share respectively. Demand in both regions is supported by housing and urban construction and by new capacity, including Etex’s joint venture with Kunooz Oman Holding announced in January 2026 and Etex’s EUR 65 million plasterboard investments in Peru, Chile and Argentina announced in July 2025.
